Last Wednesday, Leonie and me went to CK Tang to buy the bread-maker which we saw over previous weekend.
It cost $159.00.
This bread-maker is very easy to use. Just put in all ingredients and let the machine do all the work. From mixing, kneading to baking.
Leon made 3 over the weekend and he let me sample a few of his work on Sunday.
It looks good but as I am not feeling well, I did not eat much.
Anyway, Meimei loves the bread.
She begged me for more after tasting 1 small bite.
I gave her almost 2 slices.
I think it will be good for Meimei if I can bake the bread without sugar and salt.
I will consider to buy a set.

Too Late!
2 weeks ago, I did a presentation for a Wedding Couples.
The lady was not so pleased with my work and they did not take up my offer on the spot.
I am ok with that as I might not be the best for them as my price is not the best too.
Somehow, the man called me this morning asking if the date has been taken.
I told him the date has been taken and I cannot service them anymore.
It is a white lie.
I do not have the intention to take up this assignment after 1st appointment rejection.
This is me.
This is my principle.

Melville Park Condo Semi-Sold
Last Thursday, and agent called Dion approached me to sell my unit. She has managed to sell off one upper unit at 650K and is very excited to tell whole Melville "Village" that she has done a record.
I signed an exclusive with her and he brought a buyer with a budget of 540K.
I refused to let go at 540K and told her she must hit 560K if she wants 2% comms.
The buyer is now approaching banks to loan him 90% of 560K which is 504K and if he fails, I will have to return him his 1% cheque.
I am at the same time chasing OCBC on the outcome of my application for my overdraft.
Let's hope Overdraft get approved so that I can reject the buyer before he comes back to me.

Dopod 818 Pro
On Saturday, I used the M1 $100 Voucher to sign for a new line at Orchard Paragon.
I chose Dopod 818 Pro and I paid $98 for the phone after discount.
My basic plan subscription is $25.20 a month.
I will be terminating Starhub Mobile Number in September as it is about time to start life afresh!
Life has to go on even with no business to fall on. I am not afraid. I will be strong as long as I still have my best buddy by my side.

Alvin Tan gave me a surprised call on Monday.
I was very shocked to hear his voice as he has been missing for almost 1 month.
He would like me to buy him dinner and I asked him to come Simei Central.
I was very hungry and upon seeing him, I told him I will be ordering Mixed Vegetable Rice and I asked if he would like to have. He said that is too heavy and he just wan coffee. I wonder why beggars still want to choose?
I bought him coffee but he never finished. He only have half.
He told me he has no money and during these few weeks, he has been going for interviews. He has no handphone and he does not have a residential phone at home too! That made Employers difficult to contact him should they want to employ him. Somehow, he is smart, he asked the Employers to give him answer immediately after interviewing him as he does not have a contact number for them to call later. Haha... very funny man.
He asked me for S$10.00 as he said he need the money to travel around for interview.
He dun ask for food as he need that $10.00.
I dun loan money to people and I dun think he deserves that credit.
I know I will lose him as a friend but I dun care. I do not want to deal with someone that is so mysterious. I dun even know where he stays and how to contact him.
Call me stingy or whatever. I just dun want to get hurt anymore.

Backpackers Bad Habit
On Monday afternoon, a couple came checking into my humble bedroom.
I charged them S$80 per day. They paid me 3 days rental.
I do not like to rent my rooms to "Ang Moh" but I have no choice. Most travellers are "Ang Moh".
They wear shoes into the house and even to the bedroom.
They are messy and dirty when it comes to personal hygiene.
They never switch off the aircon when they are out.
They left the bathroom door open with the aircon on and that caused the aircon to work extra hard to cool the room.
I have not much choice.
I intend to sell away this unit and stay in Bangkok until I can buy a 3 Room Flat in Singapore which will be 1 and a half year later. By then, I wonder how much will it cost?
Th price for a 5 room Flat at Tiong Bahru is sold at $720K and most owners are asking around that region now.
The whole Singapore is having this en bloc craze and everyone seems to be making tons of money from properties and even shares.
No one is losing but I know, if I were to sell my Melville Park at 500K, I will never be able to buy another prvate condo in Singapore again. This is facts.

Experimental Cooking
Shuhyi came last Sunday and we tried a few experimental cooking.
We had fried chicken cutlet and fried wanton.
It is nice but as usual, Shuhyi loves uncooked chicken. The chicken is too raw.
It is too much work and I wonder if I have the time to handle that alone.
The response from Saturday job recruitment for Cook is very poor. Most Malaysians that called are asking for high pay. They are looking at the range from S$1,700.00 and above.
Our food business is too small to cater to such pay.
Nevertheless, I still hope miracles will come along and rescue Leon & Me.

ShuhYi
It has been 2 years since I last saw ShuhYi.
Yesterday, I made a call to her and I am quite surprised that she can still remember me.
Leon has been asking me to contact her for advice on Cooking.
Shuhyi agred to help but she cannot join as shareholder. I am happy that she is willing to help and that is enough. She is coming over tomorrow at 11am and we will do some shopping at NTUC for the food.
I do not know if Food Business is good for me but as I have made no progress now, I can only look forward to another business.

Wendy from Next Door Cafe
Wendy is a nice friendly girl from next door Cafe. She is the staff.
I spoke to her yesterday and realised she is actually very friendly and cheerful.
Business for them is still slow. "Bon Appetite" is also not progressing much.
Perhaps food business here is really bad.
I wonder what food to sell for my case?
Tonight, Rachael from Propnex is bringing one client to view my condo unit. I dun think they will be willing to buy my unit at 600K.
I suppose it is too high for them to accept at this rate but I have no choice as I have to clear off many debts.
Looks like I might have to renovate my place so that Buyer will find it attractive to buy. After renovating my place, Buyer only need to move in with their luggages and they can settle in happily.
Sounds like a dream!

Next Door Cafe Business
Next Door Cafe has already started business.
It seems like the food business here is very bad. None can actually be as popular as Victor's Kitchen or the Wonton Mee.
I doubt they have more than 20 clients a day.
Leon and me have quarrelled several times on shop issue and we have come to a conclusion that we can try food business provided we can find some good food to sell. Something innovative and delicious but wait... what is delicious?
That can be a headache.
If business remains bad, we will close permanently in September.
Meanwhile, we will have to check out what is good food.
May Buddha help us!

Prank Play by Backpackers
Yesterday, I spent the whole day waiting at home as 2 backpacker were supposed to check into my room.
Around 6pm, a taxi driver called me and asked me for road direction.
At 6.30pm, a lady came to my unit without any luggages. She just came to see where is the room and kept on asking me, where is the key? I told her keys will be given when payment has been made. She said her boyfriend is downstair with the luggage and will come up in a short while.
At 7pm, I went downstair to the guard house and asked if he had seen 2 Ang Moh. The guard told me they took a cab and left already.
That is very rude!
They booked my room and without paying anything for the room, they left.
I am now in the process of querying HostelBooker who should I charge the 1 night penalty to?
Pending for their reply!

When that day comes, Singapore land will become very valuable and my property will definitely increase to more than 1 Million Singapore Dollar. By then, I can sell and migrate to Thailand and live happily ever after.

Propnex Marketing Agent
I have requested Propnex Property Agent to try to market my property out tomorrow.
My nett price for the apartment is 600K which 20K will go to Agent's Commission and bankers' fees.
With a profit of 230K, I hope to reinvest in a new Condo with better facing and environment. Citylight looks like a good catch but the prices for the studio is currently at 650K. Very high for a 99 years 500 Sqft Studio.
Nevertheless, Propnex is only trying. They might not be able to find buyer that can afford my Melville Park Apartment.
I can still afford to hold on to the unit till January 2008.

A Company called me and make enquiry on my advertisement.

If I did that, I must rent a 3 room flat for me myself to stay. I wonder if there is any 3 room flat going for $1,000.00 a month?

Century 21 Exclusive To Sell Terminated
Finally, after 1 email to Century 21, they have decided to terminate the Exclusive Right To Sell with the irresponsible agent, Lily Lim.
Below is the contents of the email I wrote:-
Attn: Jenny Toon
Reference earlier teleconversation, I, XXXX of XXXXXXXXXX, would like to officially void the Exclusive Right to Sell which I signed with your Company on 21st May 2007.
Reasons are as follows:-
A) The Agent, Lily Lim Hoe Huang has non-professional attitude on serving Clients. Only 1 Advertisement has been displayed on Classified on 26th May 2007 and only 1 viewing done on 27th May 2007. If Exclusive Right to Sell only gets such exposure, many owners would rather not signing the Exclusive!
B) The Agent's Boyfriend who is called Vasoo, also a Property Manager with Century 21 called me, the Landlord on 27th May 2007 asking for 20K loan so as to help Lily buy The Riverine By the Park. They claimed to have 60K and still lack of 20K. I am very shocked and angry over such action! They are borrowing money for their own investment and interest. When I told Vasoo I have no money on the phone, he still continued to pester me asking, "How much money you can help? We still need 20K!" I was so annoyed that I put down the phone! I am not in obligation to loan Agents or even Friends 20K! Tell me, how many of your friends can loan 20K??? They are not even friends, they are Agents!!!
Even if I have, they dun deserve the help as they are loaning money for their own interest in buying The Riverine By The Park which was not even officially launched!!! They just want to play with the "Sub Sales" through Agent to Agent "Very Good Deal!!!!" Bad Excuse to use that to loan Money from Client!!!
They did not market my property well and yet they are jolly borrowing money from Clients! If they regard Client as friend then why in the first place, exclusive is formally signed on 21st May 2007? Client has regarded them as agent and entrusted their property to let them market and not for them to think of opportunity to call Client and ask for Money!!!
I am very very disappointed that Century 21 has 2 Agents that are unprofessional and unethnical.
I will not hesitate to bring this case to IEA for complaints & made known to all Realty Estate Companies in Singapore if I have no rights to void off this contract.
This could be a good lesson for all Agents to learn!
Please advise and revert as soon as possible.

Wedding Timing
Many times, Couples are not aware there are surcharges for early videography services. Some can request as early as 4am in the morning.
As we are human and work only for money, we will expect monetary compensation for such timing. However, some clients dun understand and insist on free service for such hours.
I will never agree to such free services unless this client is an influential charactor.

Single Ladies
Yesterday, 2 ladies came to our Club for registration.
They are aged 42 and 35 respectively.
They are looking for male partners that earns $4.5K and above. No Bald headed man, no fatty, no old man, must have stable job, must have good charactor.
It seems like all ladies are looking for partners that are almost 100% perfect. It is not easy to arrange dates for ladies if their requirement is that high.
The population of Singles are increasing as the requirement or expectation of life partner is getting higher and higher.

Food Business
Mrs Kum came to collect rental yesterday.
I asked her if we were to do food business, what will be her recommendation.
She dun seem very interested in us doing Food as that might "dirty" her shop.
I would think doing a Finger Food Bar is a good idea for a place in Sunshine Plaza but I am not sure how is the crowd.
We can sell Famous Chicken Wing, Spring Roll, Special Finger Food etc.
We might posed a threat to Victor's Kitchen if we were to be very successful in this business.
We will need to do research on the food and the business crowd before we officially venture into this new business.
