Counting Down ...

Yvonne from Far East called me yesterday. She told me Landlord always will win in a contract agreement. I told her I dun need to win, I just want a fair deal in the tenancy agreement.

I am now waiting for her to finalise on the rental details so that I can sign on 1st March 2007. Hope Sealan has cleared all his things and has reinstate to original condition.

I dun have much hopes to take over on 1st as Sealan did not do anything on the last Saturday. I went there to have a look after a dinner with relatives at Bt Panjang. 3rd Aunt striked 4D and she bought everyone a dinner at a nearby coffeeshop near her flat. It was a nice treat and all of us enjoyed the meal.

Saw my mum but I dun have the mood to talk to her.

Maybe I still hate her.

Counting down to 1st March and my dream of owning a small retail shop will realise soon!

Adsense

Finally managed to get my Google Search and Adsense into my www.myfilmage.com.

I hope more traffic will come to my e-store then I will be able to make some money from the profit generated from clicks clicks, hehe...

Buffet

I love Buffet! Especially seafood buffet!

This evening, I asked Lem to have buffet with me at Tiong Bahru Plaza.

We had a lot of food.

I really enjoyed myself very much but not for Lem.

Lem called me just now. He told me he is not going to eat buffet with me anymore as I only think of myself when I eat. I never ask if he is willing to eat buffet. I am very sad. I did ask him but he has forgotten.

I will not ask him for buffet again.

Happy Lunar New Year 2007

Today is the 1st day of the Lunar New Year,

Had stamboat at my grandma's place last evening.

Surprisingly, my big aunt did not contact me. Maybe she has forgotten about me. It's ok. I dun care too much about that too!

I hope to strike rich this year.

Must make more money this year.

Must aim to buy Infinity Condo by end of this year. Hehe...

Must have good health.

Still sleepy now, must go and sleep now.

Scallops

Yesterday, Lem and me went to Taka.

Had a nice Fish Soup at Wisma for dinner. The fish is fried and the soup is fantastic.

I bought 4 Packs of Scallops and 1 Pack of Top Shell. The Scallops are terrible. No taste. Very blend.

I regretted buying the Scallops.

I wonder if I still should bring 2 Packs to my Grandma this Saturday for reunion dinner. Maybe they will curse and swear at me if they dun like the Scallops.

Dilemna now.

Contract

I hate contracts!

I hate Contracts especially when the loser is the Tenants.

Far East sent me the Tenancy Contract and I am quite shocked with the contents.

I have to open the shop from 9.30am to 11pm daily. If I dun open, I have to pay the Landlord an equivalent amount of daily rental.

I have to pay the common area fixture and fittings.

I have to chemcial clean the aircon yearly.

Plus many funny and irritating clauses.

Landlord always win.

Looks like I must show them my POWER in contract negotiation next week.

Mr Roti Prata - Sealan

As expected, this Sealan is really a Roti Prata. He flips here and there.

He called me today saying his aunt was not happy with the quotation that Ah Seng wanted to charge them. He asked if I can take the shop as it is. I told him he has been changing his mind at least twice and I have no time to entertain his ever changing mind so I refuse.

I will take a bare original condition shop.

However, he can only pass me the shop on 1st March 2007 as the Contractor is going for Chinese New Year Celebration now and he has to wait till next week which is after Chinese New Year.

I hope he ask this Contractor to finish all jobs. If not, I will have to delay the takeover again.

UOB Bank

Yesterday, Lem and me went UOB at Tanjong Pagar Plaza to open a corporate account.

I was very shocked and mad when the Consultan told us we have to pay S$5.00 for them to verify my company account.

I already paid S$5.00 and printed the Business Profile and they claimed they still need to double check again by verifying. What the F***?

If they want to verify, that is their own business. Why must I pay for them to verify?

I insisted to talk to her Manager. Her Manager, Jennifer came and explained about the S$5.00 and we must pay. When I told her our conversation has been recorded, she was shocked and said it is illegal to tape her conversation. Haha.. if she is right, there is nothing to be afraid of. She is intimated by her own action.

I will call UOB tomorrow morning and check with their higher authority if S$5.00 need to be paid even when we gave them a copy of the ROB certificate.

I will make sure she lose her if she did not do her homework well.

Qian Hu Fish Farm

This afternoon, Lem asked me to go Bukit Batok Chinese Temple to pray.

I am fine with the idea of going Temples so I went. It was a nice and pleasant trip.

After that, we went Qian Hu Fish Farm at Choa Chu Kang. I bought 4 Gold Fish, hopefully I can strike Gold this year! Hehe...

Many people bought Gold Fish today. Perhaps it is because of the 20% discount Qian Hu is offering. Discount really works. Maybe next time I must learn from Qian Hu on how to do Business.

Mark Yang Filmage

Today, I finally renamed my Company to Mark Yang Filmage aka M.Y. Filmage.

Paid S$35 to ACRA and now my company is officially called Mark Yang Filmage. I have also changed the address to Albert Court since it is more or less confirmed that I will be taking the Shop with effect from 15th Feb 2007. Sealan has to give me 2 weeks of renovation period so that I can commence business on 1st March 2007.

I hope this name will prosper me for the next 2 years at least since I will be operating Video, Photos and Retails.

Lem will help me. I am really lucky to have such a buddy that stands beside me on whatever I do.

Sealan, the indecisive Tenant

I hate Indians, Really I do hate them a lot.

They flipped their words like Roti Prata.

Sealan is the current tenant of my potential shop now. I told him I will pay him $250 is he dun take any fixtures such as lightings and carpets from the store. He agreed a few weeks ago.

Now, when he knew the Hotel has approved my operation, he wanted to have the fixtures and asked me to pay $250.

I said "No"

I will not pay him a single cent and I want him to reinstate back to original.

If not, I will not take the shop.

Allan Feng

Allan Feng is introduced to me through Peter, the Photographer.

I filmed the opening of Eagle Eyes Clinic 2 months ago.

On Monday evening, he called me directly for a photography session at the same clinic. Dr Julian has launched a book and Allan as the Event Organiser needs a Photographer.

There I was, appeared at the Clinic at 2pm on Tuesday after collecting the DSLR from Lem. Lem loaned me his camera. He is very nice man.

Long time, never took pictures. I used to scold Lem for not taking nice pictures. It was only when I took on Tuesday that I realised I was wrong. Lem is right. It is not easy taking nice pictures especially when there are so many movements.

I apologised to Lem that day.

Hopefully, he will forgive me.

Mr Kenneth Low

Long time never write Blog. Been busy with the Shop issue.

Met Mr Kenneth Low, the General Manager of Albert Court Hotel on Monday for a discussion. He wanted to know how I can contribute to his hotel.

I really have no ideas. I only know how to make my business good. I would say this is a vice versa thing. Both parties must benefit. I cannot pay rental and in the end, the party that benefits is the Hotel. However, he did say we can cooperate on inhouse merchandising in future. Hopefully that can work.

The next day which was Tuesday. Far East called me and informed the hotel has approved my setting up of retail shop at their Mall. I am happy of cos.

Mr Rodney Yee

Today, I had a meeting with Mr Rodney Yee, Rooms Division Manager from Albert Court Hotel.

He is fine with the idea of setting a retail business at the Mall but final approval has to be from the General Manager. It seems that getting retail store is more and more difficult. I always thought if you have the money, you should be able to get a shop space but its no longer the same now.

We have to do many presentations to respective landlords and try to convince them that we are good.

Tough to do business now.

Next week, I will be meeting the General Manager. Hopefully Monday is ok.

Finally, the skeleton of our e-store is out!

Lem is having a fever today and yet I am so cruel to ask him to help in rushing the website.

I have no choice. Albert Court Hotel Management wants to see me and view my products before they approve the renting of a shop space to me.

Kaysorn sent the first batch of Coco Lamps out yesterday and it will cost almost S$300 for the truckage cost.

I hope to be able to sell the goods then all money can be recovered.
